Hamburg – A Strong International Competitor

Bolstered by a thriving commercial property market, Hamburg is ready to make an inspiring appearance at MIPIM, the world’s biggest real estate trade fair held in Cannes in southern France from March 8 to 11. "The transaction volume of some 2 billion euros in Hamburg’s commercial real estate market in 2010 is topped only by the results achieved in 2006 and 2007, and current turnover is the second-highest in Germany," according to Minister Dr. Herlind Gundelach. Hamburg is showcased in Cannes as the ‘European Green Capital 2011’. "Sustainable urban development is the objective in Hamburg: The forward-looking projects implemented by HafenCity Hamburg and the International Building Exhibition IBA Hamburg are impressive evidence of the future quality of living and working in Hamburg," Minister Gundelach stated. She will officially open the Hamburg Stand,join investors for a formal dinner and speak before an international audience at the Hamburg/HafenCity Reception. Along with Amsterdam, Barcelona and Manchester – and represented by HafenCity – Hamburg will be the object of discussion at the ‘Funding the Future’ panel hosted by the OECD and Goldman Sachs. Other Hamburg events will feature the ‘Wilhelmsburg Mitte’ development, a discussion of housing construction strategies and projects, and a joint debate with Berlin on the perspectives of conversion for the metropolitan region and the real estate industry. An additional highlight will be the reception hosted jointly by the German capital, Berlin, and the 2011 European Green Capital, Hamburg, with keynote speakers Ingeborg Junge-Reyer, Minister of Urban Development in Berlin, and Hamburg’s Chief Urban Planner, Jörn Walter. The shared Hamburg Stand is organised by the HWF Hamburg Business Development Corporation.

One of Hamburg’s hallmarks is the abundance of red brick and clinker. What has become a cherished tradition once ushered in a new era in urban development. Today, it is the places where the formative brick architecture is most visible that new and innovative urban visions are unfolding.

The European Green Capital of 2011, the Hanseatic city today is a pioneer of sustainable urban development. Hamburg has redefined standards and is set to engage in an active exchange with other urban centres in Europe to promote sustainable architecture and construction. The innovative visions are being put into practice throughout the city, with a number of model projects well under way. They include carbon-neutral residential quarters, zero-energy and passive houses, a low-carbon heat supply for the eastern part of HafenCity, as well as the ‘Energy Bunker’ – a former flak bunker being converted into a renewable energy power plant. Many of these projects are part of the International Building Exhibition (IBA 2013) and predominantly implemented on city-owned land.

HafenCity

Another central site of the effort to implement sustainable construction methods is HafenCity, a ‘brownfield development’ replacing a former port and industrial zone by a vibrant and heterogeneous quarter with a dense mix of uses – a new downtown area where people will live, work, shop, and find facilities for leisure and culture. Soil contaminated by years of industrial use was removed section by section. The new buildings erected on these sites have set standards for the future: The Unilever building, for example, was constructed using ecologically optimized materials throughout, including anti-sun glass. To distinguish projects built according to strict sustainability criteria, HafenCity Hamburg GmbH created the HafenCity Ecolabel. Issued in Silver or Gold, this award also is an incentive for private builders and investors to utilize resources responsibly.

Thus, HafenCity Hamburg will showcase its contributions to sustainable urban development at MIPIM. The list includes the HafenCity Ecolabel for eco-friendly construction methods, planning and achieving a dense city of short distances (from networked footpaths to subway links), actively supporting innovative technology (such as the eastern HafenCity heat supply generated from local, renewable sources) and, not least, attracting companies, projects and users who see themselves as pioneers in these areas.

A comprehensive exhibition is on display at the HafenCity Sustainability Pavilion on Osakaallee. The pavilion is one of the European Green Capital’s ‘Infopoints’ set up at various locations in the city. The information campaign also includes lecture series, talks, debate forums, and several new ‘environmental tours’ of HafenCity.

"Individual elements of the HafenCity project – such as the new subway line U4 – have specifically contributed to Hamburg winning the European Green Capital 2011 title. However, it is just as important to publicly communicate the complex subject of sustainability and to facilitate an in-depth debate that does justice to this complexity. Only widespread recognition of the issue will turn citizens, households and companies into fellow campaigners and active agents.” According to Jürgen Bruns-Berentelg, CEO of HafenCity Hamburg GmbH, “it is only in this setting that a sustainable city can emerge."

International Building Exhibition IBA Hamburg

The core of the International Building Exhibition IBA Hamburg’s presentation at MIPIM is the ‘exhibition within the exhibition’. Four building plots provided by the City of Hamburg is where model projects of 21st-century housing construction are being implemented: using intelligent technologies, need-oriented variable architecture, cost-efficient urban prefab houses, and creatively integrating the waterfront aspect into the architectural concept. The ‘WaterHouses’ are a striking example of this sustainable, resource-friendly and energy-efficient approach. Also featured are the projects in Harburg’s inner harbour area and the ‘Neue Hamburger Terrassen’ housing development.

The Georg-Wilhelm-Höfe project, an attractive quarter shared by residential and commercial spaces, is another IBA Hamburg showcase at MIPIM 2011 that is a model for an environmentally sound development structure and use mix.

As a partner of the 2011 Green Capital, IBA Hamburg welcomes opportunities to rise to the challenges of a changing climate. The International Building Exhibition presents ways for a metropolitan area to sustain its growth without increasing the environmental impact, generating energy instead of just consuming it. This is the context in which IBA Hamburg developed the ‘Renewable Wilhelmsburg’ climate protection concept. It shows that it is possible to use renewable sources to fully meet the demand for electric power on the Elbe islands as early as 2025. Moreover, by 2050, the heat supply for these buildings can also be covered by local, renewable energy production. Essential components of this strategy are the Georgswerder ‘Energy Mountain’, which will provide green energy for up to 4,000 households, and the ‘Energy Bunker’, soon to be converted into a renewable energy power plant. Furthermore, optimized building systems engineering and ambitious renovation and modernization measures are important elements of the IBA climate protection concept.

Municipal Real Estate Management

"MIPIM is the most attractive platform in Europe to present Hamburg and its high-performance real estate sector. In addition to the wide-ranging municipal portfolio, we will bring to the market at least two premium downtown properties for hotel or office use in superb locations,” as Thomas Schuster, Real Estate Management head at the Hamburg Ministry of Finance, states. “For us the 2011 European Green Capital title is both an obligation and an incentive – in the future, we will therefore give preference to partners planning for DGNB certification, with respect to the aforementioned sites as well as other high-profile office and commercial properties."

Improved Online Service for Investors

The HWF Hamburg Business Development Corporation premieres its enhanced online service for international investors at MIPIM. The portal www.hdb-hamburg.de covers all districts in Hamburg and provides comprehensive and readily accessible information for anyone seeking or offering landed property, offices, workshops, production or storage space, or other types of privately owned real estate. The updated database gives entrepreneurs a precise overview of the available industrial and commercial properties in Hamburg. "Time-consuming searches in several different databases are a thing of the past, and at the same time, we have created a new distribution channel for the real estate industry," HWF Managing Director Uwe Jens Neumann explains. The Hamburg Database (HDB) is a service provided free of charge, and is supplemented by the Hamburg Ministry of Finance Real Estate Management’s offering at www.real-estate.hamburg.de.
